The land comprises to approximately 61.50 acres (24.87 Hectares) of Grade 3, RPA registered and eligible, arable land.

It is located between Milbourne and Higham Dykes; approximately 3 miles northwest of Ponteland in a productive farming area with road frontage to a minor road off the A696.

It is gently undulating and lies between 90m and 150m above sea level. The average annual rainfall for the area is 698mm. It is under drained leading to an open ditch and stream network.

Currently it is sown to Winter Oats following a good crop of Winter Wheat.

BASIC PAYMENT SCHEME The land is registered with the Rural Payments Agency. The Basic Payment Scheme entitlements are currently help by the Vendor. The Vendor will submit a claim for the Basic Payment Scheme payment 2022. The Basic Payment Scheme payment received in respect of the 2022 scheme year will be apportioned between Vendor and Purchaser by reference to the completion date. The Basic Payment Scheme entitlements are available to purchase by separate negotiation. Following completion of the sale, the Purchaser (s) will be required to manage the land in accordance with the Basic Payment Scheme rules for the remainder of the 2022 Basic Payment Scheme year and will be required to indemnify the Vendor regarding any breaches or non- compliances of the Scheme rules.

Vickers & Barrass will administer the transfer of the Basic Payment Scheme entitlements and charge the Purchaser (s) a fee of £300 + VAT.

COUNTRYSIDE STEWARDSHIP The land formed part of a wider Countryside Stewardship Mid-Tier Agreement which expired December 2021. An application has been submitted to renew the agreement for a further 5 years. The successful purchaser will take on the new agreement in respect of the land parcels included in the sale. METHOD OF SALE The land is offered for sale by private treaty. All prospective purchasers are advised to register their interest with the Selling Agents.

TENURE The property is to be sold freehold with vacant possession. It is registered under title ND165134.

SPORTING RIGHTS The sporting rights are included in the sale insofar as they owned.

MINERAL RIGHTS The mineral rights are excepted from the sale with provision for compensation in the event of any damage caused by their workings.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY The property is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, drainage, water and electricity supplies and all other rights obligations, easements, quasi-easements and all wayleaves and covenants, whether disclosed or not. INGOING VALUATION Although it is intended that the vendor will take the 2022 crop to harvest an earlier completion will require the purchaser, in addition to the purchase price, to take over and pay for all growing crops, cultivations, stocks and stores, including an element of enhancement, at valuation. Payment is to be made on a valuation figure assessed by the Vendor's valuer based of CAAV or contractor rates where applicable and invoiced cost of seeds, fertilisers and spray applied plus enhancement value.

OVERAGE PROVISION A 25% up lift in value overage clause is placed over the whole property for any uplift in value from any development other than for agricultural use from a term of 20 years. Excepted forms of development are agriculture (including energy crops), equestrian, forestry or open field horticulture.
